How we get it done.
Every project follows a proven process. No shortcuts, no improvisation, just disciplined execution from start to finish.
Footing Day
After surveyors place the pins, we start. Footings are formed with reinforced rebar and poured the same day. Multiplex footings are heavier-duty than single-family, and we size them to the engineer's spec.
Wall Assembly
A crane drops forming cages into position. Over 3 to 4 working days, we assemble forms, place rebar, close off walls, and coordinate sleeve placements and drainage connections. Walls are braced and ready for concrete.
Wall Pour
All walls are poured in a single day. Concrete is placed and vibrated for full consolidation. Rebar spacing, wall thickness, and mix design all follow the structural engineer's specification.
Strip & Load
Forms are peeled, cages loaded onto the truck, and the crane picks everything up. The site is left clean and ready for the next trade.
Waterproofing
Our waterproofing crew sprays tar and wraps membrane on all below-grade walls. The foundation is fully sealed and ready for backfill and the next phase of construction.

What is the timeline for a multiplex foundation?
Typically 1 to 2 weeks depending on the number of units and lot conditions. A straightforward 3-unit on a flat lot is closer to 1 week. A larger 4-unit with stepped footings on a slope may take the full 2 weeks.
Who handles permits?
Permits are handled by your builder or architect. Our scope starts after the site is ready and surveyors have placed the pins. We build the foundation exactly to the approved drawings.
Can you form on sloped lots?
Yes, and we do it regularly. Sloped lots require stepped footings and careful elevation management. We have built multiplex foundations on slopes across Scarborough, North York, and Richmond Hill.
What concrete strength do you use for multiplexes?
We follow the structural engineer's specification, which is typically 25 to 32 MPa for residential multiplexes. The mix design is always matched to the load requirements of the specific project.
